The rate spread is real, but smaller than you'd expect

Secured borrowing may price below an unsecured facility because the asset can reduce the provider's loss risk. The actual difference depends on the applicant, asset, term, fees, valuation and legal work.

Compare total repayable rather than the headline rate alone. A secured offer can include valuation and legal costs, while an unsecured offer may carry a higher rate or require a personal guarantee.

Speed: unsecured wins by weeks

An unsecured application can involve fewer completion steps. Secured facilities usually need valuation, legal work and registration of security, so applicants should allow more time and ask for a realistic timetable at the outset.

Maximum size

Available amounts vary widely by provider, affordability and the strength of the file. Unsecured limits are normally lower than secured limits, while property or other acceptable assets may support larger facilities subject to valuation and loan-to-value requirements.

The personal guarantee question

Most unsecured UK business loans over £25,000 require a personal guarantee (PG) from the directors. A PG is not the same as security, the lender only calls on the PG after the business defaults and normal recovery fails. Some lenders offer PG insurance to cap director exposure.

Secured loans against corporate assets often reduce or remove the PG requirement, particularly where the asset value comfortably covers the facility.

Which fits which situation

Unsecured is right when: speed matters, the amount is under £500k, the use of funds pays back inside 24 months, or you don't want to encumber assets. Secured is right when: the amount exceeds unsecured limits, you want the lower rate, the payback horizon is longer, or the file needs the strength of security to price sensibly.

Practical action plan

Compare risk as well as price

01

List every security item

Record charges over property or business assets, debentures, personal guarantees and any restrictions on further borrowing.

02

Calculate completion cost

Add valuation, legal, arrangement and monitoring fees to interest. A lower rate can still produce a higher short-term cost.

03

Match life to purpose

The facility term should reflect how long the funded asset or project creates cash, while allowing headroom for a slower payback.

Frequently asked

Does a personal guarantee affect my personal credit score?

Not until it's called. An unenforced PG doesn't appear on your personal credit file. Enforcement (rare, and only after business default) does.

Can I refinance an unsecured loan into a secured one later?

Yes. Many operators start unsecured for speed, then refinance into a cheaper secured facility once the trading history is established and valuation is arranged.

What counts as suitable security?

Commercial property, residential investment property, high-value plant or equipment, and in some cases receivables or inventory with the right controls in place.

When the bank says no, we take a closer look.

Start with a short initial enquiry. If a credit search is needed later, it will be explained first.
